Bulgaria offers a lower cost of living than Western European countries (such as UK, France, Italy, Spain, Germany) despite inflation. For example, the average price of a meal in a restaurant is around 12 euros in Bulgaria, while it's around 30 euros in France. The monthly rent for a one-bedroom apartment in downtown Sofia is around 500 euros excluding utilities, compared to around 1,500-1,600 pounds in London. Regarding transportation, the price of a public transportation ticket is around 0.8 euros in Bulgaria, while it's around 2 euros in most of the western European cities. Fuel is between 20% and 30% cheaper. The same is true for energy. Expect to pay around 50 euros per adult per week for groceries (food, cleaning products, etc.). Most mobile phone contracts and unlimited internet contracts are under 30 euros, even cheaper during sales. And be aware that the cheapest cigarettes cost €2.50. If you smoke a pack a day, you'll save almost €3,300 a year. Alcohol is also affordable: A 1-liter bottle of vodka starts at €5, and a 1-liter bottle of whiskey costs €7. Cars are also about 20% cheaper after a discount, and there's no confiscatory environmental penalty like in France.

Some would say that Ireland (like other European countries) also has an attractive tax system. The difference is that the cost of living there is horribly expensive, unlike Bulgaria, which is the only country still financially affordable for small and medium businesses and for the middle and working classes in the European Union.

Average real estate purchase price :
The average price per square meter in Sofia is €2,500, and €3,000 in the city center. If you want to invest in real estate, be aware that the principle is one of CONTRACTUAL FREEDOM between the owner and the tenant, and that there is NO PROTECTION for the tenant as there is in France, Italy or Portugal. In the event of non-payment, you can evict them very quickly. Needless to say, squatting does not exist in Bulgaria. As a result, we have a thriving rental market.

Transfer Tax : In Bulgaria, transfer tax, which varies by location, is a maximum of 4.5% of the property's sale price, depending on its value. Transfer tax is paid by the buyer at the time of the real estate transaction.

Property Tax : Property tax in Bulgaria is calculated based on the cadastral value of the property and ranges from 0.01% to 0.45%. There is no housing tax.

Capital Gains Tax : In Bulgaria, capital gains realized on the sale of a property (or a business, which is the same tax) are subject to a 10% tax.

Inheritance Tax : In the event of death, inheritance tax in Bulgaria varies depending on the relationship to the deceased. In the case of a direct line, it is 0% on all property and assets held in Bulgaria.
